Jaime and Dylan were fed up with their attic room, a dingy space cobbled together with subpar construction and accessed by a steep, narrow, and rickety stairway. The room had a bathroom en suite, but the ceiling in the shower was too low for Dylan to stand up in it.
Finally, Jaime took matters into her own hands, taking a sledgehammer to the walls of the room. Better to live with the bare studs than to keep looking at the ugly, shoddy walls of the room. But the couple wondered, what next?
In their first meeting with H & H Builders, Jaime and Dylan laid out their vision for their attic suite and set a project budget. One possible solution was a full second-story addition. However, the higher construction costs of adding a second story plus the expense of a zoning variance that would have been required put that solution over Jaime and Dylan’s budget. In this instance, the Design–Build process was a blessing to Jaime and Dylan; in the traditional remodeling workflow, they might have gone first to an architect with the idea of a second-story addition, not realizing until after they paid for the architect’s plans that they wouldn’t be able to afford to build the project!
To realize Jaime and Dylan’s vision without breaking the bank, H & H came up with an ingenious design that worked within the constraints imposed by the existing floor and rafters.
The existing floor framing did not meet modern building code standards, so H & H, always carefully considering structural issues, reinforced the old floor joists with new, high-strength, engineered composite joists.
The triple-dormer addition on the south side of the attic gave the exterior of the home a charming salt-box style update, brought in loads of natural light through four new windows, and resulted in a unique ceiling that adds both interest and beauty to the room.
Jaime and Dylan were thrilled with the final product. The old attic—neither functional nor attractive—was replaced with a master suite that they look forward to retiring to in the evening. Jaime and Dylan’s attic transformation fulfilled the H & H Builders mission of remodeling homes to improve people’s lives in award-winning style.
